— Frequently Asked Questions

How to find a licensed home remodeling contractor in Loveland or Fort Collins

The direct answer

Start by verifying that the contractor is properly set up to work in your area. Colorado does not have a statewide general contractor license, so requirements are handled at the city and county level. Fort Collins and Loveland both require contractors to register and obtain a local license before pulling permits, but a contractor who has not yet worked in your specific city may simply need to register before your project begins. That is normal and not a red flag on its own. What matters is that they are willing to do it and know how.

What is actually non-negotiable regardless of city is active general liability insurance coverage. Ask for a certificate of insurance before any work begins. Beyond that, verify they pull permits for all work that legally requires them, and ask for references from projects completed in the past 12 months in the Front Range area. Those three things filter out most of the risk and tell you quickly whether you are dealing with a professional or not.

The verification checklist before hiring anyone

1

Licensing

Licensing requirements vary by city in Colorado, so the right place to check depends on where your project is located. Fort Collins uses the Development Review Center and Loveland uses the Building Division. Keep in mind that a contractor who has not yet worked in your specific city may need to register before pulling permits on your project, which is completely normal. What you are looking for is a contractor who knows this process, is willing to complete it, and can provide their registration number once they have done so.

2

Insurance

Ask for a certificate showing active general liability coverage. Have it issued with your name as the certificate holder. A legitimate contractor will provide this without hesitation. If they push back, stop there.
3

References

Specifically ask for references from Front Range homeowners who completed similar projects in the last year. Call them. Ask about communication, how issues were handled, and whether they would hire the contractor again.
4

Permits

Ask directly: will you pull permits for this project? A contractor who suggests skipping permits to save time or money is exposing you to failed inspections, voided homeowner’s insurance, and serious liability at resale. Permits exist to protect you.
5

Contracts

A professional contract includes itemized scope of work, material specifications, payment schedule tied to milestones, start and completion dates, change order process, and warranty terms. Vague contracts protect the contractor. Detailed contracts protect you.

Red flags vs green flags

Red Flags

  • Asks for more than 50% upfront
  • Cannot provide proof of insurance
  • Suggests skipping permits
  • No local references or presence
  • Pressures you to sign immediately
  • Bid dramatically lower than others
  • Vague or verbal-only contract

Green Flags

  • Provides insurance certificate promptly
  • Pulls all required permits
  • Has local references you can call
  • Detailed written contract
  • Milestone-based payment schedule
  • Proactively communicates timeline
  • Willing to answer all your questions

On low bids: A bid that is 20 to 30 percent lower than others is not a good deal. It is an incomplete scope, uninsured labor, or materials that will be substituted after you sign. The cost of fixing bad work always exceeds the cost of hiring right the first time. We will tell you this even if it means you hire someone else.
